How long does it take to build a New Home in Australia?

 

If you’re planning to build a new home in Australia, one of the most common questions is, "How long will it take?"

The Australian Bureau of Statistics (ABS) recently released data on the average build time for new homes in each state. Here's a look at the numbers:

Average build time in weeks:

NSW: 44 weeks

VIC: 41 weeks

QLD: 35 weeks

SA: 52 weeks

WA: 68 weeks

TAS: 42 weeks

These stats paint a picture of how varied build times can be depending on your location. For example, in Western Australia, the average build takes about 68 weeks, while in Queensland, the timeline is typically closer to 35 weeks.


Why Do Build Times Vary So Much?

The state-specific differences in average build times can be attributed to a mix of factors like regional regulations, weather patterns, builder availability, and demand. It’s essential to keep in mind that these are averages. Factors like site preparation, design complexity, supply chain delays, and permits can all affect the timeline.

Aiming for a Shorter Build Time

In my experience, the average build time allowed for in most contracts I review is around 52 weeks. However, I’ve seen remarkable builds completed by efficient builders in as little as 10 weeks! While impressive, this isn’t the standard, and it’s important not to base your expectations on the best-case scenarios alone.


The Importance of Contractual Protections

One crucial aspect of your building contract is the Building Period—the time agreed upon for completing your home. This period acts as a benchmark, giving you a general idea of the expected completion date. But beyond simply knowing the time frame, you need to make sure that your contract includes protections for fair and reasonable extensions. Construction delays can happen, whether due to material shortages, labor issues, or unavoidable weather events. Protections in your contract help ensure that any extensions to the building period are justifiable and won’t leave you with unexpected costs or delays.

Benchmarking Your Build Time

Before signing a contract, it’s helpful to benchmark the nominated building period against the average in your state. Longer building periods may indicate a more complex project, while shorter timelines should be evaluated to ensure they’re realistic.
