10 Simple Tips to minimise variations on your New Home Build

No one likes unexpected costs or delays, especially when you're building your dream home. The good news? With a bit of planning and communication, you can avoid the dreaded "variations" (those unexpected changes that mess with your budget and timeline). Here are 10 simple tips to keep things on track:

1. Lock in Your Design Early
   Get your floor plan and design choices sorted before you sign anything. Changing your mind after the build starts can be a headache (and costly).

2. Read the Contract
   Before you sign, make sure you know exactly what's included and what's not. Surprises aren’t fun when they cost you money!

3. Be Specific with Your Selections
   Nail down the exact brands, models, and finishes for things like taps, tiles, and flooring. The more detailed, the better to avoid mix-ups.

4. Fixed-Price Quotes
   Where possible, go for a fixed-price quotes. This way, you're not hit with price hikes in materials or labour during your build.

5. Do Your Site Surveys
   Get all your site surveys (like soil tests) done before signing the contract. If you find surprises underground later, it could cost you.

6. Sort Out Electrical and Plumbing Early
   Decide where you want your power points, lighting, and plumbing before the build starts. Changing your mind after the wires are in the walls? Pricey!

7. Keep in Touch with Your Builder
   Regular communication is key. Don’t leave anything to chance or assume something will be done a certain way—check in often!

8. Get Your Permits Sorted
   Make sure all necessary approvals are in place before construction kicks off. You don’t want to halt the build halfway through because something’s missing.

9. Stick to Your Budget
   Avoid sneaky upgrades once the build has started. Those little “oh, that would be nice” changes can quickly blow out your budget.

10. Think Long-Term
    Plan ahead. If you think you’ll need more power points or plumbing down the line, add them now. It’s cheaper to do it during the build than to retrofit later.
